Plans for 74 extra care apartments, changes to a much-loved pub and over 30 new homes across Cornwall are among the latest planning applications submitted to Cornwall Council in the past week.

Every week more than 100 applications are validated by Cornwall Council and we have selected some of the more interesting proposals. All planning applications submitted to the council have to be validated and are available for inspection by the public. Anyone is also allowed to submit comments about the applications - whether in support or objection.

The majority of applications are decided by planning officers at the council under delegated powers. However, some applications will go before elected councillors who sit on planning committees. No dates have been set for when the planning applications below will be determined. They can be viewed by going to the planning portal on Cornwall Council's website.

Plan for 74 extra care apartments on former council car parks

Preferred Homes limited (PHL) is seeking pre-application advice for a four-storey extra care building, which would include 74 apartments, on the site of two former Cornwall Council car parks.

If approved, the disused car parks and a former caretaker's bungalow would be demolished on Dolcoath Avenue, Camborne, to make way for the development, which would be adjacent to the former Dolcoath council offices, which have been approved for redevelopment as a 66-bed care home.

A planning statement says: "The proposal has been designed to create a sense of community for the new residents. On entering the site via the new access, you will instantly see the main entrance to the extra care building. The design of the development comprises a single T-shaped four-storey building which will provide all residents with internal access to shared communal facilities comprising a café, lounge, multi-purpose spaces, laundry, meeting room and accommodation for staff. The building would be approached via a new car park accessed from Dolcoath Avenue."

PHL create affordable "homes for life" for elderly and vulnerable residents who are able to live independently but have intermediate care needs. They say the apartments will be affordable. Rent will be no more than 80 per cent of the open market rent and service charge for a similar open market product.

The proposal has 35 car parking spaces including three fully accessible spaces adjacent to the main entrance, there is provision for all spaces to have EV charging. The private gardens would be designed to create secure areas that can be enjoyed by residents without the risk of access by unauthorised intruders.

Holiday park wants to install 15 glamping units

Carnon Downs Caravan and Motorhome Club Site, between Truro and Falmouth, has applied for pre-application advice from the council to install 15 glamping units, a car park, gas compound, timber clad storage/trolley units and fencing.

The intention is for the park to offer a wider mix and range of options to help appeal to a wider and changing demographic of visitors with a dedicated unit for disabled users. The 15 units would include a mix of accommodation types including safari tents and pods.

If approved, the glamping units would replace ten touring caravans which were given planning permission in 2010.

Changes to popular listed Padstow pub

St Austell Brewery is seeking listed building consent to repair, refurbish and alter a popular Padstow pub, which would include four new en-suite rooms. The work would include the removal of a conservatory at the Old Custom House to be replaced with external seating and a new dedicated plant area.

A supporting statement says: "The applicant intends to undertake a scheme of alteration works to address and improve the commercial use of the existing building. The intended works seek to enhance the quality, condition and wider enjoyment of the existing historic pub/hotel building - maintaining its ongoing use for the foreseeable future.

"Most notably, the proposals will seek to improve commercial inefficiencies of the existing building throughout the pub/restaurant space and letting rooms, as well as improve safety for guests for escape purposes. There will also be a change of use, amending a portion of the manager's accommodation as well as the existing hairdressers space and the store area on the second floor, into a total of four new hotel en-suite rooms."

Up to 16 new homes on garage site

An application for outline planning permission has been submitted for up to 16 new homes on land previously occupied by the Four Winds Garage, which recently closed, at Mitchell, near Newquay.

The indicative plan indicates that the scheme could include a mixture of terrace properties to maintain continuity with the nearby street, with a mixture of flats, terraces, detached and semi-detached dwellings at the rear of the site. They would likely be between one and three bedroom properties.

Changing holiday lets into homes

A plan to change the use of six holiday let cottages to residential homes has been submitted for The West Dry, Carbis Wharf, Roche, near St Austell, a former clay works that was converted into holiday lets following the granting of planning permission and listed building consent in 2003.

Turning cricket clubhouse site into homes

A proposal has been submitted to build seven new homes on the site of the now demolished clubhouse of Troon Cricket Club, near Camborne. A previous approval for the same number of properties has now lapsed, hence a fresh application is submitted for consideration.

Up to eight new homes

Permission in principle is being sought for an affordable-led development of between six and eight properties on land at Trevenen Bal, Helston.

Turning field into a dog walking area

Sean and Emily Callan have applied for a change of use from agricultural land to a dog walking field with a perimeter fencing and access gate, parking and turning area, and a shelter and bin on land at Higher Fraddon, near Indian Queens.

A statement says: "This secure dog walking field will allow members of the public to exercise their dogs safely, with pre-booked time slots available via a website.

"The field has remained largely unused for over 30 years, with the farm operations having ceased many years ago. As a family with a history in dog breeding, we appreciate the importance of secure and accessible areas for responsible dog exercise. Our goal is to provide a high-quality, well-maintained facility that serves the local community."
