Outstanding Central Queensland cattle finishing property heads to auction

Carnangarra is an outstanding Central Queensland finishing property, positioned on the Mackenzie River.

Located on Riley's Crossing Road in the Mackenzie River district, the 4313 hectare (10,658 acre) property is located 28km north of Comet, 69km from Emerald, 64km from Blackwater, and 258km from Rockhampton.

Carnangarra has been running 1700 adult cattle equivalents to feeder weights, consecutively for the past 10 years using time-controlled rotational grazing practices.

The property features a fertile mix of about 3278aa (8100 acres) of improved mixed brigalow, coolibah, softwood scrub varieties.

There is also about 749ha (1850 acres) of improved mountain coolibah, bloodwood, box, and ironbark loam to red clay ridges, and 283ha (700 acres) of bendee and lancewood red ridges.

The property has been stick-raked and the regrowth is being repulling existing regrowth putting the property in good stead for summer grass production.

Pastures include buffel, Rhodes, blue grass, flinders, panic, mixture of legumes and palatable native species.

There is an 8km frontage to the Mackenzie River, 18 dams and a well-planned watering system.

Carnangarra is divided into 22 main paddocks, five holding paddocks and a laneway running from the yards to the northern side of the property.

The impressive set of steel cattle yards has an undercover work area has a long race leading to a hydraulic Daniels Manufacturing crush, a separate race to a calf cradle, and a double-deck loading ramp.

There are also six concrete troughs, three built-in hay feeders, a hay shed, a round yard, stables, a tack room and toilet.

Other improvements include a 36x12m six bay galvanized steel shed with four concreted bays and power, a 4500 litre diesel fuel tank, and a 1500L petrol tank.

The renovated four bedroom double-storey house has two living areas, two kitchens, two bathrooms, an office, a carport and a cold room and is set in a well-maintained garden.

There are also three interconnected rainwater tanks for drinking water and a 22 panel solar system.
